Hello Mugen Fire,

if you are serious to sell, my suggestion would be to get a valuation done first. That way, you cut down on the guess-work to how much your flat is worth. Once that is done, you can then price in your asking cash. How much COV will mainly depend on location, height, condition of flat, etc.
