Dear sir/madam,

In my over 10years of industry experience, I have done transactions where the closing price is higher than the listed price, or matching the listed price, as well as see transactions going for more than 15% lesser than the listed price. In most extreme case I have dealt with, I have sold a detached house at $5.1m where it was listed at $6m (a whopping $900k difference).

There is no guideline towards how much room is there to negotiate. Some owners have priced their property for sale reasonably while others may priced it with buffer for negotiation or worst case, pricing it out of the world. If you are dealing with the first kind of owner, chances are that the closing price will not have much difference from the listed price or there is little room for negotiation.

If you have already identified the concern you have listed, why are you then still considering this purchase? To put it bluntly, it sounds as if the purchaser is trying to take advantage of the seller citing the upcoming construction as a reason. While some owners can be desperate to sell for a lower price, I believe that a reasonable priced transaction will have both seller and purchaser satisfied and happy to progress further.

I believe no one can give you a straight-forward answer to your question. There is just too much variable and possible scenarios to it.

In all property transactions, the willingness of Buyer to pay, combined with the expectations of Seller will equate to the transacted prices.
