Hi Anonymous, thanks for writing to us on AskGuru.

If you have fulfilled the Minimum Occupation Period (MOP) of 5 years for your EC, you may proceed to buy a condominium. However, you will be subjected to an Additional Buyer's Stamp Duty (ABSD) rate of 12% if you are a Singapore citizen. You may refer to IRAS link here: https://www.iras.gov.sg/irashome/Other-Taxes/Stamp-Duty-for-Property/Working-out-your-Stamp-Duty/Buying-or-Acquiring-Property/What-is-the-Duty-that-I-Need-to-Pay-as-a-Buyer-or-Transferee-of-Residential-Property/Additional-Buyer-s-Stamp-Duty--ABSD-/

You will also be subjected to a Buyer's Stamp Duty (BSD) of around 3%. You may refer to IRAS link here: https://www.iras.gov.sg/irashome/Other-Taxes/Stamp-Duty-for-Property/Working-out-your-Stamp-Duty/Buying-or-Acquiring-Property/What-is-the-Duty-that-I-Need-to-Pay-as-a-Buyer-or-Transferee-of-Residential-Property/Buyer-s-Stamp-Duty--BSD-/

The maximum loan depends if you are currently servicing your housing loan. If you are, then your Loan-To-Value (LTV) is 45% or 25% (if your loan tenure exceeds 30 years or the loan period extends beyond your age of 65 years). The minimum cash downpayment is 25%. You may refer to the MAS's link here: https://www.mas.gov.sg/regulation/explainers/new-housing-loans/loan-tenure-and-loan-to-value-limits

You will also be subjected to the Total Debt Service Ratio (TDSR). The banks will take into consideration your various monthly debt that you are currently servicing such as credit card, car loans, mortgage, renovation loan, study loan, bridging loan and so on. You may refer to the MAS's link here: https://www.mas.gov.sg/regulation/explainers/tdsr-for-property-loans/calculating-tdsr

Hope this answers your question.
