In response to the first part of your question, the commission rate for leases under 1 year is equivalent to 0.5 months of the rental fee, whereas for leases under 2 years, it is 1 month of the rental fee, not including GST. Regarding the second part, homeowners participating in the Lease Buy-back Scheme may only rent out their bedrooms and must remain in the unit themselves.

For HDB rental, commission is usually a straightforward market-practice thing, not set by HDB. Typical patterns people follow:

• If landlord engages an agent and finds a tenant through that agent, landlord pays about one month’s rent for a two-year lease, or half a month for one year.
• If the tenant has an agent too, then each side usually pays their own agent.
• If you’re renting a room instead of whole unit, commission norms are similar but sometimes prorated depending on rent and lease period.

Pro-rated according to lease period.

The lease buyback scheme you have to apply with HDB branch, agents can guide you through the process but cannot help you to apply.

These are the eligibility conditions.

Once you have signed up for LBS, you can no longer sell or rent out the whole flat.

What are your objectives in doing so? Typically most homeowners will sell in open market and downsize to potentially cash out more. The LBS option is for owners who must maintain their current place regardless of circumstances.

For the Lease Buyback Scheme (LBS):

The LBS is a direct scheme managed by HDB, designed to help elderly homeowners unlock part of their flat’s value while continuing to stay in it.

Since the process is handled directly with HDB, there’s no agent commission involved.

However, some owners engage an agent to advise on eligibility, financial implications, or to explore alternative options such as right-sizing or open-market sale. In these cases, any service fee would be privately agreed upon between the owner and the agent.

In summary, HDB rental commissions follow market practice, while LBS transactions do not involve agent commissions unless advisory services are separately engaged.
