Discrepancies among agents when selling a condo in Singapore usually stem from distinct differences in their underlying sales strategies, fee structures, and market assumptions.

The primary reasons agents give conflicting advice include:

---

### 1. Different Pricing Strategies

* **The "High-Baller" (Buying the Listing):** One agent quotes an unrealistically high valuation to win your exclusive agreement. Once signed, they often ask for price reductions after weeks of zero offers.
* **The "Fast-Turnaround" Agent:** Another agent suggests pricing near or slightly below bank valuation for a quick sale, maximizing their turnover while potentially leaving money on the table for you.
* **The Data-Driven Strategist:** A thorough agent benchmarks against the latest caveats (URA Realis), compares exact stack facings, inspects competing active listings in your project, and factors in current bank valuation indications.

### 2. Exclusive vs. Open Listing Advice

* Agents pushing an **Exclusive Estate Agency Agreement** argue it provides focused marketing budgets (paid portal boosts, staging, video tours) and single-point buyer management.
* Agents open to a **Non-Exclusive listing** often rely on a quick portal upload without spending heavily on promotions, creating a race where multiple agents might undercut your price to close the deal first.

### 3. Commission Structures & Co-Broking Openness

* Commission rates are not fixed by the Council for Estate Agencies (CEA) and are negotiable (typically 2% for private sales).
* An agent charging 2% who is willing to **co-broke 50/50** with all external buyer agents will open your unit to the entire market.
* An agent charging a lower rate (e.g., 1%) might refuse to co-broke with buyer agents, effectively locking out over 70% of potential active buyers represented by their own agents.

---

### How to Cut Through the Noise

1. **Demand Hard Data:** Ask each agent to show their stack-by-stack Comparative Market Analysis (CMA) and written bank desk valuations, not just rough verbal estimates.
2. **Clarify Co-Broking in Writing:** Ensure your Estate Agency Agreement explicitly states that the listing will be actively co-broked across all agencies.

Hi there!

Perhaps you could share what the three agents have been telling you differently?

Are they giving you different selling price recommendations, suggesting different marketing strategies, or advising you differently on whether to appoint an exclusive agent?

I ask because there's a difference between agents having different professional opinions and agents providing inaccurate or misleading information.

For example, if you ask three agents what your condominium is worth, you may receive three different figures.

That doesn't necessarily mean two of them are wrong.

Property valuation isn't an exact science. Even within the same condominium development, differences in floor level, facing, layout, condition and other attributes can influence the eventual selling price.

More importantly, **there's a difference between what a property is worth, what an owner hopes to achieve and what an agent recommends as the marketing price.**

These three figures don't necessarily have to be the same.

Some agents may recommend a more ambitious asking price to test buyer response, while others may prefer pricing closer to recent comparable transactions to attract serious enquiries.

Neither strategy is automatically wrong, provided the rationale is sound and the owner understands the implications.

However, one thing I would caution homeowners against is **appointing an agent simply because that agent promises the highest selling price.**

An agent can recommend any asking price, but ultimately, it's the buyers who determine whether they're prepared to pay it.

Likewise, I wouldn't automatically appoint the agent offering the lowest commission.

Selling a property involves more than uploading advertisements. There are marketing expenses, buyer qualification, viewings, follow-ups, negotiations and transaction management.

My suggestion is to ask each agent to explain how they arrived at their recommended price, what comparable transactions support their assessment and how they intend to market your property.

Also, ask how they intend to work with other agents who may have suitable buyers.

**A good agent shouldn't merely tell you what you want to hear. Sometimes, the more valuable advice is what you need to hear, even if it isn't particularly pleasant.**

Ultimately, you're appointing someone to represent your interests in what could be a multimillion-dollar transaction.

Choose someone whose advice is supported by evidence, whose strategy makes sense to you and, importantly, someone you feel comfortable working with.

If you're willing to share what the three agents have been advising differently, perhaps we can address those differences more specifically.

Hope this helps!

1. Different opinions are normal, but each agent should be able to explain their recommended selling price using recent transactions from your condo and comparable units.

2. Don't automatically choose the agent quoting the highest price. Ask how realistic that price is and what strategy they would use if buyers aren't responding.

3. Compare their marketing plans, communication and willingness to co-broke with other agents. Commission rates are negotiable, so understand exactly what you're paying for.

4. Ultimately, choose someone who gives you evidence-based advice and is honest about both the strengths and limitations of your property.
