All in all, I would say that the most important aspect is that both of you should have relatively good vibes with each other and can communicate easily. As selling a property in today's market requires strategic planning, it is important for you as a home owner to know what the appointed salesperson is doing and that you can relate to what he or she is doing.

If you were to ask me about today's market, I can quite safely say that the pool of ready buyers out there are quite fixed, therefore as long as the salesperson you have engaged has put in necessary efforts and costings to market your property, chances are these ready buyers with or without their own appointed agents will definitely be able to find the advertisement, therefore size of agency may not be a critical factor in decision. We are more interested that serious buyers than number of buyers, therefore this salesperson's proficiency in terms of engaging the buyer, negotiating for the offer will then be more critical.
