How come I see the same property for more than a year but the price appears to be flat or no transaction in the area. Now, may I know i the property advertised price is negotiable based on past transactions? or is it fixed or the seller expects better price so holding?

Dear sir/madam,

In the real estate market, especially resale market, different sellers have their individual reasons for putting up their unit for sale, whether are they upgrading, downgrading or purely cashing out.

All property transacted prices are subjective to willing buyer and willing seller, therefore prices is definitely up for discussion. In estate or precinct with minimum or no past transaction, it is indeed difficult to ascertain what type of price should be the fair price to transact at. This is not only for the purchaser but also for the seller to think about.

    Thanks for the detailed reply. Guess the willing buyer-seller is evident, and probably the lack of agreement is keeping the units up for sale. I am looking around the Kovan / Serangoon area, preferably cluster housing. There is no relation (too high a diff) to past transactions and advertised prices so the question.
