CPF OA funds utilised plus interest incurred in your existing flat will be refunded back to your OA after sale.

If you are referring to a situation of negative sale and having to top up the shortfall, then you will need to sell your property at or above valuation. If you are referring to totally avoiding negative sale, then we will need to look into more details as if the flat is a aged flat with minimal transactions that support the price that you need to achieve in order to avoid a negative sale, then it could be unlikely achievable.

If the amount of accrued interest is very high, it may be because you have been holding on to the flat for a very long time. This is a good time to exit at a high price since the HDB price is at an all time high now. However, we may need to calculate and determine whether it is a positive or negative sale, ie whether you will be able to get back cash and the amount of sale proceeds after the sale.

The CPF utilized + accrued interest will be refunded back to your CPF account upon sale. If there is high accrued interest, it is likely you have held onto the property for quite some time and the appreciation cannot catch up for you to have positive sale cash proceeds.

Hi,

Incurring high accrued interest probably means you have held the property for a long time. Having said that, property prices has also rose quite alot over the years.

My parent had held their HDB flat for 25 years now and had fully paid for it. Should they sell their flat now, the capital appreciation far outweighs the CPF Accrued Interest they will have to pay back.
