Good morning,

Yes it's definitely advisable to sort out your budget first before we proceed further with sale and purchase.

I believe you can only apply for HLE on or after your MOP date in which thats when you are eligible to purchase.

We can try 1 month prior to MOP date if not have to wait.

Alternatively we can apply for IPA first to get an idea what's your budget. In this way, you also can decide whether to take bank or HDB loan ultimately as well.

Hi there, validity of HLE is half a year from the date of issue, for your situation, it would be best to apply for HLE in late Oct before you start house hunting. for the purpose of budget planning, we can always do an estimate on your loan amt closer to the date or take to a banker to get a estimate. I would suggest that we plan out the timeline for your transition, and what is the best way moving forward according to your situation. The validity of a HLE is 6 months. It will expire in Sep or Oct 23 before your MOP.

There is not necessity to rush things now. What would be good is, come Oct 23 (for normal transaction), you may want to text 9620 0827  for a casual chat.

Hi,

1) Not sure (nov then MOP) refers to Nov in 2023 or 2022?
2) If you have not met your current HDB flat MOP till Nov 23, then you won't be allowed to apply for an HLE now.
3) If you have already met your current HDB flat MOP, then you may apply for an HLE now before selling away your HDB flat.
4) A HLE validity will last for a period of 6 months.
5) You may apply to understand your possible budget.
6) If this is your 2nd HDB flat, then you have to know that you will be subject to the right-sizing policy.
7) It means that 50% of your cash proceeds from your HDB flat sale have to go to this 2nd HDB purchase.
8) You have to ensure you have sufficient funds in your OA now for the buyer stamp duty and legal fees if you intend to use your CPF funds for these payments.
9) Otherwise you will have to pay these expenses in cash.
10) You are not allowed to use the returned CPF from the sale for these expenses. The entire returned CPF will be utilized to pay for the purchase.
11) This is to lower the loan as much as possible.

To my understanding you can only apply HLE after your MOP of 5 years is fulfilled, hence we can't start that now. However, as we have calculated for various clients before, we will be able to estimate the likely attainable home loan amount as long as we have some details like age, income and whether any other loan outstanding. You should only be able to apply for HLE after fulfilling the MOP of your current HDB. It is perfectly fine to apply for HLE first before selling your HDB, as it will give you better idea on the financing before you embark into the transition.
