It depends on the purchase price of the next flat. To simplify, the sale cash proceeds + CPF refund after selling that is coming back will be approx $600k (sale price less housing loan and legal fees and agent fees). Supposed you purchase the next flat for $700k, funded by $400k sale proceeds + $300k loan, the balanxe sale proceeds after both transactions will be $200k ($600k - $400k). This is just a rough example. The amount you can afford for the next flat will depend on the amount of loan your age and income can secure. Typically for sale transaction the agent success fee is 2% of sale transacted price + GST, and for purchase transaction the agent success fee is 1% of purchase transacted price+GST.

If you used CPF to purchase your current place, when you sell you need to return the CPF used plus accrued interest
Gross Cash proceed will be selling price minus outstanding loan minus total CPF return

Calculation of sales proceeds is the selling price deducting away the outstanding loan as well as the total CPF usage for the flat including the accrued interest. Balance will be the cash proceeds from sale. Depending on your age and income, your loan eligibility as well as usage of CPF funds will be different, thus it will be easier to work out the numbers if we have more details. Are you looking to purchase another resale HDB or do you intend to upgrade to a private property?
Commission for sale applicable is at 2% plus the prevailing GST. For HDB resale purchase, the commission applicable is at 1% plus prevailing GST. If you are looking at purchasing a private property, there is no commission applicable.

Congrats on reaching your MOP. It is a good time to secure a good price for your current flat as the HDB price is at an all time high.
To calculate the sale proceeds, you will need to use the selling price minus the outstanding loan, the CPF + accrual interests from all owners (can be found in CPF website under home ownership dashboard) and also other costs such as legal fees and agent commission. Legal fees is in the region of a few hundred dollars and the agent commission is about 2% of the sale price.
Moving from one flat to another requires meticulous planning in terms of your transition timeline and finances so that you can minimise your cash outlay and most importantly transit from your current place to the new one smoothly without the need for an interim housing solution.
