Hi sir/madam,

You can buy a 4rm HDB after selling your 5rm HDB but you are unlikely to be able to secure HDB loan and the various housing grants. Thereafter, you'll need to fulfill the 5 years minimum occupation period before allowed to buy a private property.

Afternoon,

With the current ruling, if you were to sell your current 5 room flat and downgrade to a 4 room flat, you will have to fulfill the Minimum Occupation Period of 5 years, before you can buy a second property.
If you choose to purchase a condo, after selling your 5 room flat, you can sell it later, before changing to a 4 room flat.
However, do note of the seller's stamp fee payable, if you choose to sell your condo with 4 years from purchase.
