Option deposit (up to $5000) is part of the valuation. Hence COV is a separate amount altogether. For example $500k purchase price, $480k valuation, $5k is part of this $480k valuation and $20k is the COV.

No, the deposit ($1k +$4k) will not be part of COV. You will need to fork out the COV in Cash.
