What goes up must come down but the key question is when will the market head down in future? And how much will it head down if it does? Will the downward trend be more significant than the uptrend from now until then? Could you be missing out on opportunities then since we understand that in a downtrend market, there will also be sellers who withdraw from selling in the event that their price cannot be met? Hi SK,

In my opinion, it will be hard for price to come down because of inflation. The increase in real estate price is driven by the increase in cost of land and the raw material and labour costs.

However it is a good time to enter the market down as sentiments are not as bullish as compared to last year due to the higher interest rates and the overall economical outlook. As a result, sellers will be more realistic with their expectations and therefore it is easier for buyers to negotiate a better price.

Hi SK,

1) If you are hoping that the property will be adjusted downwards in the near future; 6 months to 1-year duration.
2) I have to be honest that your wish is unlikely to be able to fulfill.
3) The property price might engage some technical adjustment if govt implements a hash cooling measure to force the price down.
4) But so far the cooling measures are only targeting the buyers which are making higher entry levels for buyers to match.
5) The seller or developer might adjust their expectation lower but is unlikely to fire selling their asset if such a cooling measure was implemented.
6) So far all cooling measures implemented will slow down the rising price and the govt also doesn't want to implement something that will cause a hard landing.
7) From the developer's point of view, with the raw materials (sand, cement, iron, etc), transportation, and labor costs rising. They would have no choice but to pass part of the cost downwards to consumers rather than making losses.
8) From private individual sellers, everyone would want to sell one of their major assets at market rate and not below unless they're desperate.
9) From land supply, we are seeing lesser government land sales and a higher number of successful en-bloc projects in 2022. From past history, usually, the price will continue to rise under such circumstances.
10) Therefore you might see the price increment slow with the effect of the last cooling measure implemented last Nov slowly etching in, but no doubt that it will continue to climb upwards.
