Hi
We r a PR couple (both >3yrs). We r considering buying a flat,say HDB. What are the steps to buy.

What options do we have if we decide to leave SG in 2-3 years in the future. Our situation is a bit uncertain.

Our monthly income is around 16k after CPf deductions and have around 200k in CPF.

Hi Mr SV,

Since both of you are PR, you are only eligible to buy resale HDB.

The steps involved would be:
(1) Identify the area/estate, Types: EC/EM/EA/5-rm etc
(2) View & select
(3) Offer a deposit to exchange for OTP & exercise.
(4) Attend HDB 1st appt & completion appt, and collect key on the completion appt.

Hi Sir,

If your future is uncertain, and if you are looking to purchase a property, I would suggest a private condo instead of a HDB.

This is because, you will have the option to keep hold of the condo even if you renounce your PR status. Should you go for a HDB now, not only you will not meet the 5-year MOP period, you will also incur SSD if you sell within 3 years. It will likely be a loss situation for you.

Hi,

If you might be moving out of SG for long periods next time, it might be better to consider private property instead as you can still keep for rental income for the long term. For hdb resale, you are required to sell away the hdb if you decide to renounce the SPR status, and also SPR households cannot rent out the hdb whole unit even after meeting the 5 year mininum occupation period.
