Prices of HDB flat have gone up significantly in recent times and therefore your fully paid 4 room flat should be able to get back a decent amount of sale proceeds after the sale. However, it is important to calculate after the purchase of a smaller flat, how much cash will you be able to get back. Besides the purchase price and stamp duty, you will also need to factor in some renovation cost for the new flat and determine whether it is financially feasible to proceed with the move.

Hi,

1) There are 3 main factors to determine whether there will be any cash proceeds and whether it is as much as you are expecting:
(a) When did you make the purchase for this current flat?
(b) The period taken to completely pay for the flat.
(c) The amount of CPF utilized for the flat.

2) You may check on the HDB web to estimate how much you could fetch after selling:
https://services2.hdb.gov.sg/webapp/BB33RTIS/
You have to factor in the size and floor level to determine the price you are able to sell.

3) Look into your CPF account on the housing to know how much you need to return to the CPF account.

4) Use the estimated sale price

5) Lastly, if your current flat is located further away from the town center and you are planning to shift to a 3-rm flat near the town center. Then the difference in price gap will be narrowed.
6) Thus there are too many factors that need to be checked and planned before being able to give a meaningful figure.

Please check your CPF used and interest accrued for this current flat, which will be refunded to your OA Account after sale.

Your sale price should exceed your CPF refund amount if you want to have cash out. If your CPF refund exceeds your sale price, it is a negative sale and you have any cash out.

For example, if your sale price is $600k, CPF to be refunded is $500k, you will only have $100k cash. (we have not calculated legal fees, buyer stamp duty for your next flat). You still can use the refunded CPF OA monies to buy your new flat. Read More
