We have 4 questions;

As we sold our private apartment recently, we required to wait 30 months before able to apply for new HDB or EC.

1. If we were to buy a re-sale HDB now, when can we start to apply for a new HDB or EC, after 30 month ?

2. If we were to buy a re-sale HDB now, can we buy an unsold new HDB or EC, before the 30 month ?

3. If we were to buy a re-sale HDB now and settle the loan within 1-2 years, can we invest in private property?

4. Item 3, when can we invest in private property?

Hi Sam,

Once you purchase a resale HDB, you need to wait out a 5 year MOP (Minimum Occupation Period) before you can purchase another residential property (either new EC or BTO). By then definitely you would have met both the 30-month wait out period & the MOP period.

It doesn't matter if you can pay down the property fully or not, the MOP of 5 years will apply once you purchase resale HDB for 5 years.

Your options now would be to get a resale HDB or a private condo (new or resale). Both you can purchase immediately.

As what most others had said, you can buy a resale at the moment and only able to apply for a BTO or EC after your flat reach MOP. Anyway, right now is not about when you can get your BTO, but is to decide where should you be considering for your resale HDB, near to family, children school, or good location will be more important?

Afternoon Sam,

Do note that once you purchased resale HDB unit, you are required to fulfill 5 years MOP before you are eligible to purchase the next property. This is regardless of BTO unit or private condo. With the MOP requirement, even should you opt to pay by cash or CPF in full, you are still required to fulfill the MOP requirement.
