HI, we have 21 months remaining on our HDB MOP, but my family and I are relocating to Australia for work purposes at the end of this month. We intended to sell when the MOP is up but would like to know what our options are now, can we rent it out? Will the MOP be extended if we do? If we leave it empty and aren’t physically occupying the property, will the MOP run down? Appreciate if someone could help, thank you.

Dear sir/mdm,

You are not allowed to rent out the HDB when you are still within the MOP period, unless you appeal to HDB to allow for the sublet, however, the period where the apartment is rented out will not count towards your MOP. You may leave it vacant as of now and use it as your holiday home should you be coming back for visits during this 21 months period. Also, if you are permanently overseas, you may also wish to appoint a Power Of Attorney to assist you in managing the property moving forward, where they can sign on behalf of you for some documents.

Hi,

You need to apply for HDB special approval to rent out the unit within MOP, and typically this period of subletting does not count towards the MOP period (suspended).

By the way, I have a similar case as yours which I handled last year and this young couple left about 2 more years to MOP and both are leaving for Australia to work. I assisted them with the appealing with regards to getting HDB approval to rent out their flat and it was approved within a month.

Hi,

1) An approval from the HDB must be sought in order to rent it out during MOP.
2) Your MOP clock will stop ticking once you rent out your flat.
3) If your intention is to sell once MOP is up rather than keeping it later for your own stay. You will have to leave it vacant for your short-term stay when you are back for holiday till your MOP is up.

Hi,

You are not allowed to rent out your flat within the MOP period. Should you wish to rent out, you will need to appeal to HDB for their approval. And if you rented the unit out during your stay overseas, your MOP will be halted. It will only be continued after you return to Singapore and take over the unit.

If your intentions is to sell the flat once MOP is reached, you may either leave the flat vacant for the next 21 months while you're overseas. Or you may wish to appeal to HDB for early waiver of MOP, to allow you to sell the flat early.

Do take note that approval will be on a case-by-case basis.
