Hi, We are SPR from malaysian and have been fulfilled 3 years of locking stage for SPR to purchase a resale flat.

May I know what is the cash payment upfront to purchase a resale flat?

Can BSD & ABSD pay by CPF?

Good afternoon buyers,

Max loan eligible for SPR will be 75% therefore the downpayment 25% will be 5% cash and 20% CPF or cash.

Stamp duties can be payable by CPF but law firm will advise buyers to pay by cash first because CPF board might not release funds quick enough to pay IRAS.

Other payments will be:

1) $120 valuation fee - cash
2) $80 resale submission application - cash
3) $2500 legal fees - cash or cpf
4) agent commission fee (1% of purchase plus GST) - cash

Hi,

Congrats on fulfilling your 3-year period for PR, you are now eligible to purchase HDB resale flat!

The maximum loan you can get would be 75%, which means you will need to at least 25% as downpayment, out of which 5% to be in CASH. The balance 20% can be from CPF.

As you're both PR, you will be liable for a 5% ABSD. This is on top of the normal BSD that you will need to pay as well. Both BSD and ABSD are payable from CPF.

Other cost includes legal conveyancing fee, agent's commission, and misc fees like valuation and submission.
