Hi, we are retirees n looking to buy a resale unit in Clementi area newly MOP project. Would like to know if it is a good idea to pay for such a high price for a HDB unit in the current market n would we face any problems or possible losses if we need to sell them in our later years where by that time we presume housing supply and demand are more moderated and stable. As retirees, you got to ensure you have enough monies for your future needs. It is very difficult to advise based simply on the information that you have given. A lot depends on your future plans. i understand your concern and do believe it might happen as HDB has been pumping supply into the market. It will create an effect to the resale market in many years to come.

If not why not consider an old HDB in which prices have more or less stagnant for many years due to its age?

Hi there, its true that HDB prices have been increasing recently especially the newly MOP units. and HDB prices have been going through ups and downs over the last decades as with any other assets. I would think the question you should ask yourself is what are your priorities. are you looking for a permanent roof over your head? are you thinking of downsizing in the future? what are the options within your budget. what is your exit plan if something really happen? these are but a few things you should consider before you jump into the bandwagon. Even a market analyze may get it wrong as the time frame is long ie 5 -10 years. But having said, property investment is long term which, likely the market will escalate due to housing inflation.

Rix has a good point, what is you objective. Are you a investor or home stayer? This will guide you in the selection of your strategy.

1) Newly MOP HDB flat in Clementi commands a very high price if you are comparing to the other estates.
2) No one can tell you what the future could be.
3) The main thing you should consider is what do you expect to achieve by paying this high price.
4) Due to the size of the Clementi estate, it is true that there is not much land to develop in proximity to the center.
5) So the flats over there will remain to be in demand.
6) The only question is are there many buyers who could afford to pay for your asking in the future?
7) If you are looking for accommodation and wanted to keep most of your funds for retirement, then this could consider a higher risk.

HDB price is at an all time high currently and therefore you shouldnt expect yourself to be making money when you sell in the future due to the decaying lease. You may want to purchase the older flats which are much cheaper and use the extra monies for other investments.

Good afternoon,

HDB prices are at an all time high due to the supply demand imbalance, and newly MOP flats are setting new benchmark records these past 12 months. It is especially so in a mature and popular estate such as Clementi, and if you are buying a newly MOP flat at a premium price, and still have plans to sell next time it may be a challenge to achieve further capital gains. And probably have to seek returns from the rental gains of a longer lease instead.

Some questions that came to mind would be would you need the space and new designs that newly MOP higher flat prices can provide? There are some older flats that are at a relatively lower entry price and can suit your retirement needs as well as provide spare cash for retirement. If there are plans to sell again, might smaller condos that has appreciation potential be of consideration too?

Just my 2 cents. May I have more info and requirements about your plans so as to make better recommendations? Thanks and look forward to value-add to your housing plans.
