Assuming your purchase price is $535K;

Downpayment = 25% = $133,750
Out of this 25%, 5% needs to be in CASH only and 20% can be from CPF
5% Cash = $26,750
20% CPF and/or cash if insufficient CPF = $107,000

You'll need to pay Buyer's Stamp Duty (BSD) + ABSD as PR( 1st property)

BSD = $10,650
ABSD = 5% = $26,750
Total = $37,400
Other misc fees : Lawyer fees approx. $2k ( as you are not taking HDB loan, you are not eligible to use HDB lawyer )
Property Agent Service fee 1% + gst =$5724.50

Hi John;

Thanks for your notes.. Yes, they can use HDB lawyer for conveyancing, but they also need private lawyer for the loan disbursement as HDB cant act on behalf of the bank.. So would make more sense to engage the same private lawyer for the whole process. Cheers..
