Hi,

If your finances are comfortable, buying first is not an issue and you have 6 months to sell after key collection to your purchase. However if you need your sales proceeds to complete the purchase, then you have to sell first. No ABSD is applicable for hdb upgrade.

Pros & Cons of Buy first:
Can take time to pick an ideal unit and reno first,
Selling price maybe compromised since need to sell within required timeframe

Pros & Cons of Sell first
Can have more time to market to potentially get a better price
Need to buy quickly once flat sold, may not be your ideal unit.

You can choose to purchase your 5RM flat first, and then within 6 months upon completion of the purchase, sell off your 4RM flat.

Do take note that ABSD is not applicable for HDB purchases if either of you (or your spouse) is a Singapore Citizen.

You will need to prepare for the down payment in advance on top of what have being locked within your current unit. If financing is a problem , Alternative solution to sell your hdb first , and to negotiate for a 3 months extension stay from your buyer if they are agreeable , to lessen your hassle to shift twice during the interim period .

Dear Sir/Mdm,

Your dilemma of whether to buy first and then sell or vice versa is faced by many of my clients. You are able to buy first but you will be required by HDB to sell your current 4 room flat within 6 months of taking possession of the new flat.

Personally, I would not advise you to buy first because if you do so, you will be restricted by the 6 months timeline imposed by the HDB to sell. Today's market is a buyer's market and sufficient time is required to secure a buyer who is willing to pay the top price for your unit. By subjecting yourself to the 6 months timeline, you may need to settle for a price which you are not satisfied with under the time pressure.

Moreover, by buying first, you will be servicing 2 mortgage loan at the same time which is not sensible.
