Hi, we are planning to help our parents downgrade their house from a 5-room unit, with an estimated selling price of $720,000++, to a nearby 3-room HDB unit priced at $488,000. As our parents are second-timers, do we still need to prepare any cash for the downgrade?

Hi

It depends on whether there is another outstanding loan on the existing hdb property, as well as the CPF refund (cpf utilized + accrued interest) required. Also if they are 55 years old and above, part of the cpf refund needs to go toward meeting their full retirement sum before any excess CPF can be used for housing again.

The sale price less outstanding loan, less cpf refund, agent success fees and legal fees, will be the balance sale cash proceeds. We can potentially use contra facility as well if there is no bank loan involved.

Hi Ninoii,

For most downsizing cases, the owners will not need to fork out additional cash. However, it also depends on the CPF amount that the owners have used and their age. This is because once they are above the age of 55 years old, the amount of CPF that they can use will be reduced.

It is better to gather the figures and do up a financial calculation first before proceeding further. In this way, your parents will be able to find out how much they can get after the sale and purchase.

Timeline planning is also very important because we want to ensure that your parents can transit from their current place to the new place without the need for an interim housing.

Dear sir/madam,

The numbers need to be looked into, whether is there any outstanding loan for the current place as well as if there is any CPF monies used for the current place. I am assuming that your parents are already in their retirement age, thus any CPF monies that have been used for the current place will be refunded into their respective CPF accounts, and thereafter into their RA and if they have not fulfilled their Minimum Sum, this amount will be locked into their RA.

They can apply to CPF to set aside these funds from the sale for their next housing on top of any cash proceeds generated from the sale of current place. It is not a complicated matter, just need to log into their respective CPF accounts to check the amount utilised as well as HDB portal to understand if there is any outstanding loan to work out the amount.
