Hi,
We are planning to buy resale HDB EA Flat in Jurong West BLK 708/709.
But problem is these units 23 Years Old (1993).
If I want sell in future, I can get profit or loose money?
Please suggest?

Good morning buyer,

You have to take note that property prices usually will decline when it ages especially for HDB flats (99 leasehold).

As EA is quite a spacious unit so I am not sure how much money are you going to spend on renovation. If you spend too much on renovation, I will doubt you are able to sell at a profit in future.

I always told my clients if you spend too much renovation on a resale flat, it will be fantastic if you can even breakeven in future.

Hi,

Flats in 1993 is still not considered too old. There are many other flats which are already below 60 years lease.

Also, when are you going to sell the flat in future also depends on your housing needs. As long as there is 65-70 years balance lease left when you sell the flat, there will still be buyers for such properties, especially when EA and EM is in short supply.

Hi buyer,

The flat is still not that old, compared to many others built in the 70s and 80s; should you be worried, perhaps you should get an EA unit nearer to Boon Lay MRT, and also spend less on renovations.

I do have a good unit to recommend at Blk 600+.

Afternoon,

All residential unit will have problem with selling if their lease is less than 60 years. Hence you still got a good 16 to 17 years before that takes place. You might want to consult your agent or lawyer on the details. Alternatively, do feel free to contact me for further discussion.
