Hi, we are married SRPs for more than 3 years eligible to buy HDB resale flat in 2020. Planning to buy a 5 room hdb with budget around 450k.

Can anyone help to tell me how much do we need to prepare for our first home with bank loan.

Current estimated CPD have 70k. Thank you.

Bank loan requires 25% downpayment 5% in cash while 20% in CPF. 5% cash downpayment so you have to prepare about 20k to 25k based on your budget. Another 20% downpayment can be paid using your CPF. Dear sir/madam,

Basing on a purchase price of $450,000, assuming you are eligible to take up maximum loan of 75%, your downpayment of 25% is $112,500. After deducting the existing CPF you have, the cash outlay is around $42,500. Do also take note that an additional $36,000 is required for the Buyer's Stamp Duty and Additional Buyer's Stamp Duty applicable, therefore total cash outlay required is in the range of $78,500. That is not considering the miscellaneous fees like valuation request, resale application, convenacing fees and etc, which can add up to amount in excess of $80,000.

5% cash downpayment: $22500
20% cpf/ cash downpayment: $90000
Estimated 3% buyer stamp duty: $8100
5% additional buyer stamp duty as SPRs: $22500
Legal fee $2000
Valuation fee $120
Resale application $80
Commission (1% of purchase price plus gst):$4815
