Hi we are married sc, we are hdb upgraders, 2nd timers,we want to sell our flat first to get higher home loan based on out tdsr and use the cash from our sales proceeds for new ec downpayment, what happens if the ec is over subscribed? what are our chances?how to purchase an ec during a vvip preview or soft launch?better chances?we dont want to be homeless and not secure a ec unit after selling our flat. pls advice.

You can consider the following options-

1) Buy and secure your EC before selling.
- for housing loan of EC under construction, i spoken to my bankers and they inform will not include your current Hdb instalment while access your loan eligibility. So if could achieve 80% loan, and your existing Cpf funds and saving are sufficient for the remaining 20% plus stamping fees, you can consider this option. If require, myself and bankers can meet you to work up the financial plan before any commitment.

2) Sell Hdb and buy EC after that.
This option is recommended in the event you need the sale proceeds of Hdb flat for the downplayment of EC, stamping, etc. And from your question, I understanding your have already capture the need of finding alternative shelter during transition stage and the risk of not getting your choice EC unit since you are not in the first timer priority queue. 3) Buy resale EC instead of new EC
The advantage of this option provide smoother transition stage as we may do the selling and purchasing concurrently. In addition, most likely you will be able to get a bigger size unit at a more mature town.

Dear sir and madam,

Unfortunately, no one can gurantee you the success rate to subscribe a brand new EC unit after selling your existing HDB. You will be required to mitigate such risk factors should you require to sell before being able to commit to a brand new EC. Technically, my understanding for brand new ECs will be considered as HDB therefore your existing HDB loan will not be taken into consideration for your home loan of a brand new EC, as you will be required to sell your existing HDB within 6 months from taking possession of your EC after TOP.

Hi,

For EC buyers, your existing loan will not be taken into account, so you can still get up to max 80% & not affected by TDSR.

If you need to use the sales proceeds for EC downpayment, then you have to sell your current flat first before you apply for EC.

In order to be the first batch to select your choice unit, you need to submit the E-App ( Electronic Application). All E-Applicants will usually be given a balloting no. & a time slot for booking day. After all E-applicants have finished booking, the balance leftover units will then open for public to select.
