Hi, we are looking to buy resale HDB, and we have shortlisted a particular area that we are interested in.
We need agent help for price negotiation and handling of documentation on the buying process only.
Can we request for agent fee less than 1% from the agent? or else a fix rate eg. $2K etc.

Hi,

Beyond the above, with our inputs you also get the value add of not over offering for the unit you like to minimize chances of COV, as well as sharing on our experiences of choosing the more optimal unit if you have plans to sell next time in the future. Hence typically, the market norm for hdb resale is 1% of the purchase price + gst.

Hi,

1) Buying a home is a big investment other than marriage.
2) It worth to be conscious and patient before commit your next 20~25 years mortgage.
3) Current market rate for assist buying an HDB flat is 1% + GST. This is one of the lowest rates in the world. Considering 5%~10% charge in other countries. Not only due to the tough market environment, but also because we have a Council for Estate Agencies governing all the practice agents.
4) Agent work mainly in the background where we filter off irrelevant listings including those phishing ads, analyze the market rate, assist in filter off those undesired units which might have difficulties in selling in the future, and possible renovation/building problems which might have missed by buyer.
5) Technical know-how on the timeline and process advice can reduce your anxiety in the buying process.

I believed the benefit of engaging an agent's service is worth the commission you pay.
