Hi,

The maximum you could loan for both condo and HDB is up to 75% of the property purchase price or valuation price, whichever is lower, subject to Total Debt Servicing Ratio / Mortgage Servicing Ratio (TDSR/MSR) requirements.

Out of the 25% downpayment, 5% must be in form of CASH, with the balance 20% payable from CPF.

Do take note that you will incur an Additional Buyer Stamp Duty of 5% too, on top of the normal Buyer Stamp Duty (approx 3-4%, depending on your purchase price).

With latest round of property cooling measures introduced, the loan to value ratio has decreased to 75%, therefore your maximum eligible loan is up to 75%. The age and income of borrower(s) will directly affect the final loan quantum, which is subjected to 60% TDSR for private residential homes or 30% MSR for resale HDB.

If we may know slightly more details about your income and age, we can roughly estimate the final loan amount you are eligible for. Do take note that both of you will be required to be a SPR for at least 3 years in order to be eligible to purchase a resale HDB.
