Dear Sir/Madam.
I am glad to be of service.
For bank loan, you can borrow up to 75% of the property valuation.
For your case with a budget of 400K, you can borrow up to $300,000. This will also depend on your monthly household income.
5% must be paid by cash. The remaining 20% must be paid either by cash or CPF.
5% - $20,000 (Cash)
20% - $80,000 (CPF)
75% - $300,000(bank loan)
Property transactions are subjected to misc. charges like stamp duties and conveyancing charges.
If this is your first property transaction, it is best that you get an agent to assist you.

Hi;

For purchase price of ard $400k, you will need

5% upfront cash $20k
20% CPF (OA only) or cash $80,000
75% loan ( assuming you are eligible for max loan) $300k
total Stamp Duty $26,600 ( payable via CPF)

There are also other small misc costs involved.. it would be advisable to engage an agent to help you in this matter as you are dealing with $400k price tag property and i'm sure you want to have a smooth transaction as well as getting the right unit..
