Hi,
We are a PR couple and eligible to buy HDB resale flat in 2018. Planning to buy a 4 room hdb with budget around 350k.
Can anyone help to tell me how much funds i need to prepare to buy our first home with bank loan.
current estimated cpf have 70k.

Good evening buyer,

Have both of you been SPR for at least 3 years to be eligible to purchase a resale HDB?

I will strongly advise to apply for loan first so you will have an idea how much downpayment do you need to fork out?

If can obtain max 80% bank loan,
20% downpayment will be at least 5% cash and 15% cpf or cash.

Other expenses:
1) buyer's stamp duty - estimated 3%
2) additional buyer's stamp duty - 5% as SPR
3) valuation fee
4) resale submission fee
5) agent's commission (1% of purchase price plus GST) etc

Hope my sharing is informative and value adding towards your property purchase.

May I know how can I value add further in your property needs?

Good evening,

I would assume that both of you have been holding on SPR for more than 3 years. Based on purchase price of $350k, you will need to prepare around $35k cash, provided you are eligible for 80% loan and that your purchase price is not higher than valuation.

As PR, you are only eligible to apply loan from bank.
Breakdown required for HDB $350k is as follow:

Cash required for resale purchase:
(1) OTP deposit & exercise = $5k
(2) Resale application = $80
(3) Registration & microfilming = $215.90 (3-rm & above)
(4) Valuation = $120
(5) Miscellaneous = $16.05
(6) Caveat = $139.30
(7) Fire insurance = $5.50 (4-rm)
(8) Salesperson commission (1%+GST) = $3,745
(9) 5% downpayment = $12,500
(10) ABSD (both are SPR,5%) = $17,500
(11) Legal fee = $2k~$4k dependent on loan amt

Total: $41,321.75 ~ $43,321.75

CPF:
(1) 15% downpayment = $52,500
(2) Buyer stamp duty = $5,100
(3) HPS = $600 dependent on loan amt.

Total: $57,600

** Do note that Buyer stamp duty can be pay using CPF if there are sufficient fund in CPF OA.
Also note that the above breakdown did not include Cash-Over-Valuation.

Because you are using bank loan, as long as bank able to loan you 80% of the purchase value, you are allow to keep the excess amount in your CPF OA.
