Hi, understand that HDB regulation for SPR must dispose their private properties within 6 months after purchased a HDB. My queries are as follows:
1. How if the private property still not been disposed after 6 months due to no buyer? Can extend after 6 months?
2. Can SPR buy a private property (oversea) after they owned a HDB? Any restrictions?
Please advise. Thanks.

Hi,

You can try to appeal to HDB for extension if there is a strong case such as genuine unplanned emergencies of health issues etc. Chances are slim though as most cases are not accepted as their perspective will be that it is always possible to accept a lower price, so there's no reason why it can't be done in 6 months and they need to apply the same standards to all similar cases.

Also for SPRs purchasing private, they need to form a family nucleus and both must be PRs of at least 3 years. After you purchase a HDB, you cannot purchase any other property until your MOP of 5 years is met.

Hi, yes you could appeal to HDB for extension if you failed to dispose your private property within 6 months after purchasing a hdb unit. But it will be a case to case basis. Pls feel free to let me know if you need any assistance.

As my fellow colleagues have advised, you can appeal to HDB but it will be reviewed on a case by case basis.

And do take note that you have to fulfill MOP first before you are eligible to purchase any private property be it in Singapore or overseas.

Dear sir/madam,

In most cases, 6 months is more than enough to sell a property. I have a client who mentioned to me that there is never a property that cannot be sold but rather not sold due to the pricing. If you have made genuine efforts to market your property for sale but there is no buyer or offer, I would suppose that the authorities will be understanding to allow extension to this period. This is also applicable to Singapore Citizens purchasing a HDB and have a private residential property on hand. Once HDB purchase is done, the purchaser will need to observe the Minimum Occupation Period before allowed to purchase any private residential properties regardless local or overseas. I hope that the above clears your doubt.
