Hi to all Gurus,
I am presently staying in a Hdb Flat (still serving loan). I am
also expecting my new BTO flat third quarter 2017.
I am wondering is it a must to sell my current house now and request the buyer to allow some extension to stay in before the new flat is finish being renovated.
On the other hand I could choose to sell my house on third quarter 2017. I am not sure the HDB "6mths ruling " apply to me as I am still serving loan for current house.

Hi,

The 6 month "grace period" to sell your HDB applies regardless whether you are on loan for your current property. Typically, the regulation is such that you need to sell away your current HDB within 6 months after key collection to your new BTO.

If you are on HDB loan and taking HDB loan again, typically most clients with similar situation would try to do a contra (porting the sale/CPF proceeds directly to next flat) so the transit is smooth. If you are planning to do that, its advisable to start marketing earlier as both transactions need to be synced properly so that the transit is smooth. Key collection in contra case will typically be deferred until you secure a buyer, as HDB takes into account current subdued resale market conditions.

Hi, you could choose to sell later once you collected the keys of the BTO unit as you will have 6 months of time frame to do so. There may be a problem if you choose to sell it now as most buyers do not wish to give extension. So you may wish to take note of it.
