Buying:
Other than need to meet HDB buyer eligibility, the property cooling measures announced in September of last year now prevents private property owners below the age of 55 from buying a HDB flat immediately after selling their private property. There is now a 15-month waiting period before such a purchase can occur. However, it will not apply to seniors aged 55 and above who are moving from their private property to a four-room or smaller resale flat.

Hi Sir/Mdm,

A lot can happen in the next 3 to 4 years, nobody will be able to give you a certain answer on which direction prices will go. But if are below 55, do note you need to sell off your condo first, wait out 15 months, before you are eligible again to apply for resale hdb.

If you have already held your condo for more than 3 years, the question to ask is perhaps whether the price growth of condo will outpace that of the hdb. If so, then it may make sense to make the shift a few years later. May I know which condo you are referring to?'

We are unable to project a price 3 to 4 years down the road. Prices in resale market follow typical supply and demand, thus anything can happen down the road with new government regulations, while in general prices of properties in Singapore usually go on an upward trend. Do take note that private property downgraders are ineligible to purchase a resale HDB immediately after selling the private property, unless they are 55 years old or above (can purchase 4 room or smaller resale HDB in this case) if we are basing on current regulations. There is a wait out period of 15 months in order to do so.
