Hi There, I would like to seek some advice on HDB application (resale purchase). I will be granted Singapore Citizenship in around 6 mths and my wife is SPR for more than 3 years; we are exploring the possibility of applying for a resale HDB flat. However, I currently have an oversea property - a house in small city of China to accommodate my divorced single mother since year 2013; The house was bought under my name and my mother is still living in the house. The housing developer still need a few years to complete the whole estate development so the house still not attain its premises permit, resulting the house not able to be transferred or sold by law. Is there possibility of me going through an appeal for resale HDB application for an exemption on the disposal of foreign property ownership?

Any advice will be appreciated. Thanks.

Hi,

To buy a resale HDB now, you have to know that you will incurred ABSD (5% as SPR).
A better option is to wait till you have got IPA for the citizenship or nearer to receive your citizenship before scouting.

Most SPR would have already declared foreign property ownership, thus according to HDB rules and regulation is you have to dispose off foreign property within 6 months of receiving the key for HDB flat.

You can appeal to HDB citing the situation, but this can at most delay the transfer of ownership rather than to exempt from disposal of property.

Hope the above answer to your main concerns, but if there are more queries, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.

Good afternoon buyer,

i will strongly advise you to appeal against the sale of foreign property first before committing to resale hdb purchase.

Alternatively will you be keen to consider private property? You will not be subject to sell off your overseas property within 6 months from purchase.

Probably we can meet up for a drink to explore your options? Hear from you soon!
