Unfortunately, if you have an outstanding loan, you will able to obtain a max loan of only 45% instead of the full 75%.

In this case, if you are buying a condo for investment, you may want to consider paying off the first loan or buy it under someone who has no outstanding loan.

Hi Mr San San;

If your next property is going to be your 2nd property loan, you are only eligible for max 45% loan.If you clear your current loan, then your next property loan is considered as 1st loan and you will be eligible for max 75% ( assuming your income can support ) . Bear in mind, for 2nd property, you are also required to pay Additional Buyer Stamp duty of ( 12% or 15% depending on your citizen status ).There are many other options available for you, but I will need to understand more before I can suggest the suitable options for you. Hi,

The max loan to value is as of now 75% provided this is your only loan. If you want to get a 2nd loan, the percentage will definitely be much lower.

I will need more information before i can advice further as other than the loan amount, there are other aspect which we should look into.

Are you currently staying in hdb? What is your objective?

Hi San San,

The maximum LTV now is at 75%. If you're planning to get the condo under your name, you will only be entitled to max of 45% loan, until you cleared off your current housing loan. Once you cleared off the current loan, you will be able to loan up to 75%, subjected to TDSR requirements.

Do take note that you will also be liable for ABSD for a second property. If you're a Singaporean, it will be 12%.
