Hi there I have a subsidized Hdb and will like to buy an ec as 2nd timer. With msr ruling, loan is limit. Deciding to take up bridging loan.

Question here, When I sold my existing Hdb, after deducting the levy and outstanding loan, the balance will be cash(if any) and remaining will go back to oa with accrued interest. May I ask can I pay bridging loan using cpf which is from the sales proceed

Hi,

1) The process of purchasing EC are as follow:
a) Pay 5% cash to book your unit.
b) Sign S&P on the 5th week.
c) Pay buyer stamp duty on 7th week
d) Pay 15% (cash and/or CPF) the 9th week later to complete the sales

2) You must have sufficient funds for the above, to begin with.
3) You may apply for deferred payment for the rest if you have an existing mortgage loan.
4) Upon EC TOP, this is here where you need to apply for a bridging loan to collect your key.
5) You have 6 months to sell off the current flat which is the same period for the bridging loan.
6) Once your current flat is sold. You will receive your sales proceed (cash + refund CPF) after deduct off the resale levy on completion day.
7) You may pay off the bridging loan using cash and/or CPF.
8) The last 15% shall only pay upon the EC received the CSC (Certificate of Completion) from COH.

Hi,

Yes its possible to use the cpf proceeds to pay down the bridging loan after you sell off the flat. I am familiar with new EC purchase having done cases at Rivercove Residences, Hundred Palms and a few other Sengkang ECs for the past years. You are looking at Parc Greenwich EC?
