1) If you are already 35 yrs old now, you may apply for an HFE to understand how much you could receive from the HDB to start with.
2) If you have yet to reach 35 yrs old, then, you may make use of the calculator provided by the HDB to understand how much you need. I found this could provide a quick guide:
https://www.moneysmart.sg/home-loan/msr-calculator

3) The 4-rm in Bedok prices range from $480k to $950K based on the remaining lease, level, distance from MRT station/amenities, conditions of the unit, etc.
4) After finding out the loan you could received, add on with cash-on-hand and funds from CPF OA. You will have the basic budget how much you could afford.
5) With this, you will be able to find out the type of units that are within affordibility.
