Hi, recently I just found a unit in the listing section but the agent said its not available. Instead, he/she sent me a link of another preview listing unit and asked if im interested or not. May i know is there any difference between the actual listed property and the preview listing property? Any impact to us buyers if we were to proceed with viewing? Thanks!

Hi,

All I can say is, there are many sales tactics out there and I also cannot comment much on them on public media like this. What I can suggest is for you to drop me a call and I can explain more to you over the phone. I will explain some of the tactics being used by real estate salespersons.

At the end of the day, I believe the utmost priority for you as a buyer is on securing a unit within your requirements at the right price and affordability. Terms and conditions like whether commission is applicable or not should be checked up front with the agent before engaging them on for any viewings, and if you wish to avoid such hassle, the best way forward is to appoint an agent who knows your requirements and work towards it with a professional fees applicable for HDB resale units. Private home buyers whether for new launch or resale typically do not require to pay any agent fees.

There are various reasons on why the seller agents might want to do this. One of the reason is that the unit you are looking at is sold but the said agent have not take it off from the advert. Since he or his agent friends have another similar unit still on sale, he is recommending the unit for your consideration.
