Hi Propertyguru,I am planning to get a property soon before the price goes up.I am keen to buy a resale unit either in Southbank or Citylights as i saw from URA site there will be many plots of land for sales around that area in the near future by the government.I personally felt is easy to rent out in these two projects and there will be great potential for capital appreciation as there are future projects going on.Am i right on that?Any agents who are specialise in this area who can give me more advice and help me to look for my unit?

Hi,

Both projects are able to secure tenants easily with its central location and accessibility to transport and amenities. As for any potential capital appreciation, it is likely to come from the development of the Kallang Riverside area, there might be spill-over effects. In terms of location, both properties are centrally and conveniently located, with many amenities around the areas as well. Getting tenants will not be too difficult, and the potential is there.

The only concern would be, the price you enter. Both properties are beyond 10 years into their lease. Although still considered new, the first time owners have already enjoyed the appreciation over the years.

Have you asked yourself, if you enter at current market price, what is the timeframe you are looking at to hold before cashing out? What will you be your exit strategy?
