Hi,
Unless you are about to return to SG anytime soon, you will not be allowed to purchase a HDB flat, as it is primarily for living and not as an investment, and Minimum Occupation Period (MOP) rules apply.

Only private properties can be bought without such conditions, should you be keen on an investment. Anyway, in the longer term, private properties are the best form of investment hedge against inflation.

(✔1) HDB flats are mainly meant for people who plan to live in Singapore. If you do not intend to come back soon, you will not be able to buy one because you must stay in it for five years under the Minimum Occupation Period.
(✔2) If your goal is purely investment, only private properties allow that freedom, as they do not have stay-in requirements.
(✔3) Even if you meet the family nucleus rules, approval is unlikely if you have no plan to return, since HDB expects buyers to genuinely occupy the home.

If you are a Singapore citizen, you can still buy an HDB even if you’re based in Australia. The part that matters is your citizenship and household structure, not where you’re staying right now.

For BTO, you’ll need to meet the usual scheme requirements, and at least one applicant must be a Singapore citizen. For resale, the rules are a bit more flexible, so many overseas Singaporeans choose that route because the process is quicker and less restrictive.

Hi,

1) Yes, it is possible for you to buy BTO or a resale HDB while still in overseas.
2) You have to adhere to the main conditions listed by the HDB before buying:
(a) Meet one of the eligibility schemes listed.
(b) Must be able to complete the MOP after purchase. Will not be able to rent out the whole unit during MOP.

3) You must be present with the core occupier If you are buying a BTO during the selection of unit, signing the Agreement of Lease, and key collection.
4) No changes of core occupier during the whole period from selection of unit till the key collection. Any changes could lead to forfeiting the chance of eligibility to the flat.
5) The HDB has the right to take back the BTO if there is any changes to your income, and core occupier.
6) You need not be present if buying a resale flat if engaging a private lawyer. The lawyer will arrange with you for signing any legal document while you are overseas.
7) However, you will still be able to fulfill the MOP after the purchase.
8) You may apply for an HFE to check your eligibility and leverage you could enjoy, such as loan & grant amount for buying BTO or a resale flat.
