Hi Property Guru, my parents had purchased a new 5 room HDB in 1989 and in 1996 the house was sold to purchase a resales 4 room. During this point my parents did not pay for the levy of the new HDB they purchase. In 2020, my mom passed away and transfer her ownership to me. Hence the owner of the property now is my dad and myself. We would like to bid for an upcoming BTO, is this doable if i'm now the first owner of the house with earning power whereas my dad in his 60s is a retiree. Also, do we have to pay for the levy of the first HDB that was purchased in 1989? Also, if my income is above 7k am i eligible for HDB loan?

Hi

Yes the resale levy is payable if you get a 2nd subsidized flat like BTO. You can apply with your dad no issue, he will be considered 2nd timer. The resale levy will be based on a % of the sale price of the first subsidized flat, it will be 25% of the sale price since the first subsidized hdb is sold in 1996.

Will still be eligible for hdb loan if your dad has not taken hdb loan 2 times, and also if the income is below 14k for your household.

Hi there, it depends on several factors such as your age, which scheme will you and your father be applying for when applying for the new BTO? In certain cases, we may be exempted from paying the full resale levy ( suchs as only paying half or even not paying at all). Hi, the resale levy may be applicable for the new BTO that you are purchasing. Most likely the HDB loan is possible if your dad is purchasing a HDB as a joint owner with you.

You and your father should be able to form a family nucleus. If the loan assessment requires your father's income to be included, both of you need to be listed as main applicants.

A resale levy is payable because your first subsidized flat was purchased in 1989. Whether you can apply for an HDB loan for the upcoming BTO purchase depends on whether your current unit was financed through an HDB loan or a bank loan.

Hi,

1) You are sure eligible to apply for a BTO/SBF with your father.
2) The resale levy would be 25% of the selling price for a 5-room flat sold before 3 Mar 2006.
3) A 5-room flat sold in 1996 should be around $500k, the resale levy would be $125k + accrued interest. The interest would be quite hefty since it is near to 30 years since it was sold, and your resale levy will only be charged nearer to the collection of the flat.

4) The income ceiling would be $14k since you are buying under the family scheme instead of the single scheme.
5) You will still be eligible to the HDB loan, however, if your parents had enjoyed the HDB loan for the last flat. You might be subject to the right-sizing policy which is 50% of the cash proceed will be use to pay for the BTO.
