Hi Property guru,

I and my hubby are PR. My hubby will complete his 3 years PR status by this year October. We would like to know when can we start for HDB viewing and look for agent for more details?
Also, we would like to know how much cash should we need to prepare for own a HDB near Choa chu kang and yew tee area? We have around combined cpf (OA) and cash : $170k. Are we able to own a 5 room hdb flat near near the area i mentioned above?

Good afternoon buyer,

at the meantime, I can advise you on the procedure of purchase a resale HDB and email you a flowchart of a typical HDB purchase will be like.

We can start to sort out on your budget and do house hunting probably 4 to 6 weeks before your hubby fulfils 3 years of SPR status.

Do take note that you have to come out with 28% initial outlay (of the purchase) provided you can obtain 80% bank loan if you purchase a resale HDB.

1) 15% CPF or cash downpayment
2) 5% cash downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty as SPR household
5) $3k legal fees
6) valuation fee, resale HDB submission fee, mortgage for stamp duty
7) 1% of purchase price as agent's commission

With your finances on hand, you will be able to afford a 5rm in CCK or Yew Tee.

Both of the SPR buyers need to fulfill 3 years holding on the status before they are eligible to purchase resale HDB unit. The estimated cost for 5 room flat around CCK and Yew Tee ranges from $450k to $580k, depending on the actual location and sizing. How much cash is required will depend on the purchase price and how much loan you can get.
