Hi, Our currently property is under my wife and my name. if we buy another property there will be ABSD. Can check if we change our current property to single name and use the other name for the other property purchase, then we can skip the ABSD? what are the other down side if we choose this way?

You can opt for decoupling. It does have its pros but its cons as well.

Hi,

Yes it could be done, and as mentioned its done through decoupling.

It is considered sale of your part ownership share, and BSD (and SSD if under 4 years) will be incurred for the remaining owner. In this way you have zero property count, hence ABSD will be avoided when you purchase your 2nd property.

Downsides include, the remaining owner has to finance the 1st property individually and might not get the required loan. Also, the 2nd property is based on one person's age and income profile, hence the loan disbursed could be lower, hence a lower purchase price. Also, separate ownerships of 2 property can become messy in the event of unforeseen circumstances. It is better if we understand the situation further before proceeding. Afternoon,

If your current property is under private oropert, it can be done through lawyer, by transferring your ownership to the co-owner. Fee and charges will be incurred. After that, you will be eligible to purchase the private property, under the buyer who does not have any property at hand, without the need to pay for ABSD. However, this is provided that you are SC.
