Hi new to this..we are couple with combined income of 9.5K. Our current BTO 5-room flat (already 5 years) can fetch around 520K. Is is it possible to get a EC 2 bedroom or 3 bedroom below 800K? What is the down payment structure like and how much cpf can we use and how much cash we need to top up?

Dear Sir/Mdm,

From the information that you have given so far, you should be eligible for a maximum loan of about 1.25 mil for a private condo and about $625,000 for an EC. The max quantum for a condo will therefore be about 1.67 mil and an EC of about $833,000.

It is good to upgrade upon reaching the MOP and I think you are in a good position to do so. However, before proceeding, it will be ideal to map out your finances to understand your cashflow first so as not to overstretch yourselves in the long run.

Dear sir and madam,

Age of both borrowers will be the critical factor to work out the sums in terms of loan. The other considerations will be how much outstanding loan do you still have for the existing HDB in order to understand how much sales proceeds you can achieve from the sale of this HDB.

Are you considering a brand new EC or resale EC? Take note that there will be resale levy applicable should you decide to opt for brand new EC. Piermont Grand EC was recently launched in Punggol with the smallest unit from about 840sqf onwards pricing from $868k. Basing on the minimal information I have regards to your income, I assume that both borrowers are aged 35, the maximum purchase price you can afford is in the range of $840k, without the consideration of sales proceeds you will receive for a brand new EC purchase.

Should you be looking at private condo, the loan quantum which is based on 60% TDSR is higher, where you will be able to purchase up to $1.67m range unit. The above assumptions are basing on maximum loan where you will be required to have at 25% of the downpayment ready, of which at least 5% must be in cash.

It will be beneficial if we are able to work out more in details such that you have better understanding on the finances involved to decide if you wish to proceed.

Hi,

Age is another factor towards loan calculation. Based on the income details shared, assuming both are fixed income employees with regular CPF contributions, and assuming 30 years loan attainable, you should be able to qualify for a bank loan of approximately $1.25m for private condo or $625k for a new EC purchase.

Typically the downpayment and stamp duties of a private property purchase adds up to approximately 28% of purchase price, of which a minimum 5% cash component is required.
