Your immediate funds up front is already $400k, out of the $630k resale flat, therefore unless your target is looking at an extremely old flat with minimum lease, then it is of course not worthwhile.

If you are not one who like to take risk, then going into a resale flat with good balance number of years lease remaining at this price at a location convenient to you will certain be a purchase worthwhile.

Hi,

1) With your current fund you are able to purchase 2/3 bedroom private residences for around $1.5M.
2) However, I am also aware that with a 630k HDB resale flat, 2/3 bedrooms private residences can't beat the size and view a 630k HDB resale flat.
3) I'm guessing this is the price of a fairly new HDB resale flat, thus everything looks quite new.
4) We can't forecast how much HDB flat can appreciate in the future but believed the appreciation rate cannot be as good as we had in the earlier yr 2000+.
5) Because back then the number of BTO built yearly is around 5K~7K. The current number of BTO built yearly is 17k~18k.
6) Thus based on statistics it is the BTO owner can pick the cherry from the growth.
7) Depreciation on property in Singapore is unlikely to happen due to macro factors. But high appreciation on the resale is unlikely to happen because more news continues building.
8) You are quite safe to repay the mortgage with your current age, pay, and career prospect, therefore the risk should consider manageable.
9) The only thing I wished to share is buying property properly happened at most 3 times for an average lifetime.
10) It will be best to put your money into something that could appreciate higher than something that might appreciate lower.

Based on the information given, I would say it is very prudent for you to consider a $630k flat purchase. In fact, overly prudent.

Based on your current funds of $400k, your loan amount may be below $200k, if you were to take up both CPF Housing Grant and Proximity Housing Grant.
