Hi, My wife is the sole registered owner of my HDB flat, while I am a registered occupant with our kids.

During the 5-year MOP period, can I purchase a private property since I'm not a registered owner of any HDB or private property. (The ABSD on 2nd property also does not apply to me in such a situation right?).

Hi Edmund,

Unfortunately no, you are consider an essential occupier to this HDB which you wife is the sole owner, therefore the restrictions within the minimum occupation period applies to you as well.

You may wish to consider a commercial or industrial property which has existing rental to give you some investment returns during this period perhaps?

Upon meeting the Minimum Occupation Period, you will then be able to purchase a private residential property without ABSD.

I am sorry to inform you that as an essential occupier of the HDB flat, you will also need to fulfill the 5-year MOP before being able to purchase another residential property.

However, you could still purchase a non-residential private property, as such properties are not restricted by the MOP rules. There is no ABSD for such properties too.

The essential occupier also need to fulfill the 5 yrs Min Occupation Period.
