Hi, My wife and me are SPR for more than 3 years. I have about 50K in CPF main account and age is 42. Let's say, if we like to buy 600,000 flat, how much cash do we need in hand for all the things such as 20%+stamp fee+ legal fee+, etc+++? Thanks, HDB

Hi,

If you can get 80% bank loan for your resale HDB, breakdown as follows:

Cash 5%
CPF 15%
Max bank loan 80%
Stamp duties & legal fees approx 8%

Bank loan depends on your age, income and credit profile and any other loans you have. It will be preferred if we can discuss with a banker how much loan they will be supporting us with. Thanks and hope to have the opportunity to work with you.

Hi, assuming you can get max. 80% loan ($480k) and loan tenure of 23 years (MSR 30% applicable):
1. 5% cash downpayment = $30k
2. 15% cash/cpf downpayment = $90k
As your CPF OA has $50k, you will need another $40k cash for this portion
3. Buyer stamp duty = $12.6k
4. ABSD 5% = $30k
5. Legal fees = $2k
6. Agent fees 1% + Gst = $6.42k
7. Valuation report fees = $200
8. HDB Resale application fee = $80
9. Total Cash upfront = $121,300
The above serves as a guide only subject to your monthly income, CPF balances and loan quantum & installments.
