Hi. My wife and I co own a condo - property and bank loan is under both our names. this is our 1st property. i would like to remove my wifes name from the bank loan but not the property. How do i go about doing this and what is the process involved - is this even possible?

Its subject to bank approval, and generally speaking you must be able to finance the balance property loan under your own name and finances. What are your objectives in doing so? Hi,

Property ownership and loan are 2 different things.
You may do as you deem right.
The only thing you need to confirm is you are able to satisfy TDSR and finance the remaining loan quantum.

You have to speak to your banker to get all details.

Good evening,

Yes it's definitely okay to have the loan under your sole name. This can be done through banker. Which bank are you using?

But do take note this can be only done if you are financially capable to take over her share of loan.

Care to share about your intention behind this move?

Actually I had clients who tried doing this in order to obtain max 80% loan for their new purchase but they ended up taking up my advise instead. Am I not sure whether is this applicable to you as well too?

    Thank you. Will contact you soon. Just to add on my to question.. when I do the restructuring of the loan but leaving the property under both our names, does one party need to refund the cpf of the other party who's name is being removed from the bank loan? Thank you.

Hi Sir,

Property ownership and mortgage loan are different matters altogether. An Owner need not be a Borrower, whereas a Borrower must be the Owner. Hence, provided you fulfill the TDSR requirements, you can undertake the full loan of the property.

However, may I ask what are your objectives in doing so? If you are thinking to free your wife's name so that she can purchase another property, yes, she will be able to loan up to 80% of the property purchase. However, do take note that she will still be liable for the relevant ABSD.
