Hi. My wife and I are SPR (>3 years) and would like to buy HDB soon. However I am concern as I have a property under my name overseas and understand that i have to dispose it within 6 months. My question is does changing ownership of the property count as disposing? also, I am also tied down with overseas loan (not much, <$300) due to this unit. will this be a problem ?

Hi,

As long as you remove your ownership from the overseas property, it is considered disposed as you would have sold/transferred your stake away. You can purchase resale hdb and do the transfer later as you have a 6 month period to do so. Thanks and hope to assist further.

In the context of property ownership, as long as neither you nor your spouse name are under any residential properties, it would be sufficient for you to proceed with the purchase of resale HDB unit. As for the mortgage loan, the TDSR are computed based on your debt within SG.

Yes transfer of ownership to your family or relatives will be considered as disposal.

You can choose to proceed with the purchase first before disposal of overseas property within 6 months from completion.

You may transfer the overseas property to your relatives. This will be considered as a disposal. You may not have to do it now, but can do it within 6 months from the completion of the purchase.
