The 1st criteria to buy resale for 2x SPR (married or fiance/fiancee) both had hold the PR residence status for min of 3 yrs.
Your child will be listed as occupier, thus not affecting your application.

Below are the breakdown of cost for $540k property for your reference:

Cash:
(1) Option fee + exercising fees (deposit) = $5,000
(3) Miscellaneous = $ 15
(4) Resale Application = $ 80
(5) Registration & microfilming = $ 215.90
(6) Valuation fee for 3-room & bigger = $ 120
(7) Fire insurance = $ 5
(8) Mortgagee's caveat = $ 64.45
(9) Title Search fee = $ 10.40
(10) ABSD (5%) = $27,000
(11) Agent fee (1%+GST) = $ 5,778
(12) Legal fee = $ 2,000 (up to $4k)
(13) Mortgage stamp duty = $ 500
(14) 5% downpayment = $22,000

Total: $62.8k~$64.8k

CPF if sufficient:
(1) Downpayment 15% of property value = $81,000
(2) Buyer Stamp duty (BSD): $10,800 (can use CPF)

Total: $91,800

Other than eligibility, you has to ensure you are also financially prepared for your purchase.
