Sorry may I know if you are an SC or SPR?
If you are an SC (ie SC-PR combination) and you sell the condo within 6 months of HDB key collection, you can apply for ABSD refund after sale. This involves paying of ABSD upfront first when you purchase the resale HDB, and applying for refund later a few months later after you sell away your condo (during condo completion).

If you are a PR (ie PR-PR combination), ABSD refund is not possible. In this case, it is better you sell away your condo first before purchasing your HDB, so as to avoid the ABSD. Your timelines will need to be managed carefully to ensure a smooth transition (as it ensures coordination from various parties and your financing) and I will be glad to illustrate on how it can be achieved.

Either way, usually 3% buyer stamp duties apply, and you have to sell away your condo within 6 months of key collection to HDB.

Hi, if you are a citizen, and upon downgrading to a hdb unit, then ABSD is not applicable to you. As for the stamp duty, you could use cpf to pay for it.

You mentioned your husband is SPR so now the crux of the matter lies in whether are you a citizen or SPR. If you are a citizen, then you do not need to pay ABSD as HDB’s rules require buyers to dispose of their private properties within 6 months from the completion date of HDB resale flats, ABSD remission will be given upfront to purchasers of HDB flats.

If you are a SPR, then as a SPR-SPR household, you will be subjected to a 5% ABSD when you purchase the HDB. Regardless whether ABSD is involved, we will definitely need to pay the normal stamp duty. Calculation for stamp duty is as follow:
1st $180,000 - 1%
2nd $180,000 - 2%
Remaining - 3%

As such, if we are purchasing a property that is above $360,000, then we can use a short formula to calculate and that is 3% of Purchase Price minus $5,400. So for example a $1M property will have stamp duty of $24,600.

Are you a Singapore citizen or SPR?

If you are a SC, you won't be subject to ABSD as it's a requirement to sell off your condo within 6 months from completion.

If you are a SPR, you will be subject to 5% ABSD on top of the usual estimated 3% buyer' stamp duty.
